You’ve probably got a successful Airbnb listing that you’re happy with. But let’s face it, things can always be better. But where do you begin?
Start with a compelling headline. Like your Airbnb or similar listing, the title of your B and B should do more than state the accommodation type. “Beachfront bach, 5 min walk to Raglan surf” tells a story and sets expectations in a single line. Lead with what makes your place genuinely special — location, views, unique character — rather than generic descriptors like “comfortable” or “modern.”
Write a description that sells the experience. Think about who your ideal guest is. Families want to know about space and proximity to activities. Couples want ambience and privacy. Adventure travellers want trail access and secure bike storage. Write your description with your ideal guest in mind, and speak directly to what they care about. Aim for around 200 words which is enough to inform but not so much that it overwhelms the reader.
You know that photos are your most powerful tool. Listings with at least five high-quality photos receive significantly more clicks than those with one or two. You’ll no doubt have taken shots during the golden hour — morning or late afternoon when light flatters almost any space. Make sure you’ve included an exterior shot, the main living area, bedrooms, bathroom, and one hero shot of your best feature (the view, the fireplace, the outdoor space). A guest who can see that your motel is 10 minutes from a popular vineyard and adjacent to a walking trail is far more likely to book than one viewing a listing in isolation. Add at least three nearby experiences to complete your listing.
Finally, review your listing every six months. Update photos seasonally, refresh your description if something changes, and check that your linked attractions are still operating.
